The commission structure offered at Franklin Realty Consultants is one of the most aggressive in the business.  We were one of the first high compensation companies in the business, and continue to lead the competition not only in compensation, but in technology and innovation as well.

Protected Listings

When you list a property through our firm it is completely protected.  You spend a lot of money advertising your listing and all of your listing calls get directed right to you. We have no floor time in our offices; therefore, in our opinion, there is no opportunity to lose your lead calls.  Also unlike most real estate companies, if you decide to leave our company, you take your listings with you!  We have no penalty for pending deals, nor do we support a “Broker owned listing policy” if you decide to switch firms.

We currently have office locations in the following counties:  Dade, Broward, St. Lucie, Indian River, Citrus, Marion, and our two new additions Lee/Collier County-Fort Myers and the Pensacola area.  Our network of offices has allowed us to create a successful inter-office referral program, allowing you the ability to refer your customers to somebody you know you can trust.  The locational spread of offices also allows our contacts to be your contacts.  We have a ton of established relationships throughout the state, from the local handyman to the reps for national builders.

Full Service, In-House Mortgage Lending

Our business plan is designed to include a mortgage office under the same roof as our real estate offices.  What this means to you is instant, honest buyer evaluations and pre-qualifications.  No more “playing taxi,” driving unqualified buyers around only to find out they were never qualified in the first place. Informative, Beneficial Training Programs

We have corporate-sponsored live training programs scheduled once a month, with many in between programs scheduled by the branch managers (usually sponsored by our title company affiliates or mortgage office.)  Keeping an edge on market conditions and legal issues, will always keep you ahead of the pack and bring more success to your business.  In addition to the live locational training, we also have a huge online library full of more training material and information than most agents would ever use.  We are also huge supporters of association training.  Many of our agents hold designations recognized by the local and national associations such as: GRI, CRS, ABR, etc.  The education provided by our company will not only set you apart from your competition, it will help create a balance in your career necessary to obtain your goals as an agent

Our office operates on a normal business schedule, but all of our agents have keys to the office and are free to come and go as they please.  We understand that some people are after hour workers, or often times customers can only meet after hours.  In addition to complete access, all of our offices are equipped with state of the art computers, phone systems, and technology.  All the offices have wireless internet allowing you to work from your laptop if you so choose.  Unlike many of the high compensation companies we actually like seeing our agents in the office.  We like to encourage agent interaction (after all an in house deal is almost always easier than an outside deal).

We Don’t Nickel and Dime You

We have a firm belief that copies and long distance are an office “cost of doing business”.  We don’t keep track or charge you for long distance or copies made.  How other companies get away with this, we still can’t figure out. 

Ability to Easily Earn Additional Income Originating Loans

Our in house lender “Hamilton Group Funding” is a full service mortgage lender, not mortgage broker.  We underwrite most of our own loans in house and close and fund them in our name.  This gives you the added benefit of adding another profit center to your business.  Because we are a licensed lender in the state of Florida we can legally, and RESPA compliantly compensate you on the lending side of the business.  A mortgage license is not required.  The added profit center could potentially add tens of thousands of dollars to your yearly income!  For more information follow this link, Hamilton Group Funding.

Flexibility to Call Your Own Shots

We do not dictate commission structure in our offices. If you need to cut a commission at the closing table or at the time of a closely negotiated offer, it is your decision.  After all, if a broker blows a deal over a $250 commission concession, whom does it hurt most?  You and the customer!  Franklin Realty Consultants is not a discount broker by any means, but in some areas commission negotiation is a must to keep a healthy pipeline.

Full Time Closing Coordinator

At Franklin Realty Consultants we like to operate within the scope of the law.  We have a full-time closing coordinator that reviews and clears all of our files to make sure they are in full legal compliance, allowing you to gain the peace of mind in knowing that your files are compliant.  A secondary benefit to our system is that all of our files are electronically scanned and stored in a remote location allowing us the protection from any unknown circumstances that may occur.  Upon electronic conversion the file is then upload onto our website under your personal agent login allowing you 24-7 access to all your closed files forever.  No more digging through boxes to find old files.  If your customer needs a copy of their closing statement from a year ago, you now have the ability to get it to them within five minutes (how impressive is that to your customer). 

Full Time Transaction Coordinator

In addition to your online transaction desk (email alert system), we also provide you with a full time transaction coordinator.  The cost associated with the coordinator is covered completely by the office, so you incur no additional expense.  Your transaction coordinator will be there to order your inspections, schedule your closings, and make sure you don’t miss any important dates (etc.) during the course of your transaction 

Free Company Email and Website

All of our agents are provided a professionally designed, cutting edge website.  We provide the design and monthly hosting, so it is free to you.  You also get a Franklin Realty Consultants email address that can be used as a standalone or pointed to your current email.  More and more potential customers are using the internet to originate their home buying/selling processes.  In our opinion it is very important to have not only a web presence, but an interactive website that your customers can visit to educate themselves about the process of home buying or selling.

Company Sponsored Advertising

Our offices participate in many forms of advertising across the state.  It only makes sense to provide the benefit of our participation to our agents.  Many times agents may be carrying a pipeline of only two or three listings thus limiting them, budget-wise, on the amount of advertising they do.  Do you take out a full-page ad in a homes magazine for only three listings?  Probably not very cost effective.  We facilitate co-advertising between our agents under the companies advertising umbrella; allowing our agents to market their properties, more cost effectively, through more venues than they would normally have had the ability to use.  Result: more exposure, less cost!

Tuition Reimbursement

We have strong belief in education!  That being said, Franklin Realty Consultants has adopted a program in which a portion of the cost of your education is covered by the company.  Here’s how it works:  First, the class to be reimbursed must be a recognized designation by either a local association, FAR, or NAR.  Example: GRI, CRS, ABR, etc.  Second, the designation must be completed in order to be reimbursed.  Third, the reimbursement is paid at your next, subsequent closing after the designation has been received.  It’s a great opportunity to better your professional career!
